What Do Inspectors Do?
Ever wonder what a home inspector actually does during an inspection?
If you employ a home inspector to carry out an inspection either on, a potential purchase, pre-listing, or an annual home check up, an inspector should follow at a minimum, the standards of practice. A home inspection is a non-invasive, visual examination of the conditions of a property. Your chosen inspector will provide you with a detailed report after they have inspected all the major systems such as, roof, foundation, exterior envelope, decks, heating, cooling, plumbing and electrical systems.
Standards of Practice are a minimum level of inspection. Anything beyond those standards are deemed as exceeding the standards of practice.
ADDITIONAL SERVICES
Sewer Scope: Property owners are responsible for repairs from the house to the City connection. A Sewer Scope gives a detailed report on its current condition.
Radon Monitoring: Radon is reported to be the second leading cause of cancer. Mitigation is simple and bot as expensive as you might think. Performing a 2-5 day test can inform you of the current levels in your home. From there you can decide if mitigation is needed.
Mold Sampling: If mold is present in your home it could result in health issues and structural problems. Air, or physically sampling can help you determine if harmful molds are present within your home.
Water Quality: If your home has a private or shared well it is important to know the potability of thae water coming into your home. By having water samples analysed by a third party laboratory, you will know exactly what you are drinking.
